For any maintenance problem you must notify us by email. A person will intervene as soon as possible. If it is small maintenance, this is included in the price of your accommodation. If there is a deterioration or a problem of use, an estimate will be proposed to you.

You are free to maintain your home yourself or to hire a cleaning service.
Two inventories are established during the rental period: one on the arrival of the tenant, the other on his departure. If any damage is found, the residence will have the right to withhold the amount of repairs to be made from the security deposit. The inventory of fixtures is used to prove the condition in which the resident has received the premises. For example, if a stain is found on a piece of furniture, the tenant cannot be charged for this damage at the time of his departure, if it was found at his arrival.
Your reservation is confirmed when the documents that constitute the lease have been signed and the first monthly payment has been made.
The rent must be paid between the 1st and the 5th of each month.
Before you can move in, you will need to have signed the lease, made the first payment, taken out home insurance that will take effect on the day of your arrival, and made an appointment for the handover of the keys and the inventory of fixtures. After that, you can drop your bags!

The security deposit is used to cover any failure by the tenant to meet his rental obligations (e.g. regularization of rent and charges or carrying out of rental repairs). The security deposit must be paid to the landlord at the time of signing the lease. The amount of the security deposit is fixed at two months of rent or capped at 800,00euros.
The linen kit includes bedding (mattress sheet, pillowcase, comforter cover), but also bath linen: face towel, towel, bath mat. It will be returned on the day of your departure.
The state of natural and technological risks meets an objective of information of the tenant vis-a-vis the foreseeable natural, technological risks or of seismicity which concern housing object of the file of technical diagnosis.
The rental contract is a 12-month lease, which can be terminated at any time with one month’s notice. Its renewal is tacit.
The file fees paid by the tenant on arrival cover the costs of the residence related to the creation and management of the tenant file throughout his stay. They include the drafting of the lease, the visit of the premises, the drafting of the inventory of fixtures, as well as the appointment handing over the keys.Our fees are simple and their amount is in accordance with the ALUR law, voted in 2014.

The inventory of fixtures is a written document, written in two copies (one for the tenant, the other for the residence). It describes the rented apartment, as well as the furniture and equipment that compose it and their condition.
The joint and several guarantee is a legal act involving a person other than the tenant and the residence in the lease contract. Also known as the guarantor, the person signing the joint and several guarantee commits to paying the costs related to the rental of the premises in the event of non-payment by the tenant. The signature of this document takes place before the arrival of the tenant on the premises.
The guarantor is the person who, by signing the deed of joint and several guarantee, undertakes to pay the rent in the event that the tenant is unable to do so. This is usually a family member (parent, aunt/uncle, etc.), or a friend or third party.
The constitution of your file can be done in several steps. If you are missing one or two supporting documents, you can send them in the following days to the reservation email address, indicating your name and surname.

The apartment is already fully furnished and equipped. All you have to do is bring your personal belongings.

Home insurance and property tax
To be eligible you must have completed the application form with all supporting documents. Then, you must have received confirmation of your reservation, signed the contractual documents and paid the first payment (application fee, deposit and first monthly payment).

After the inventory of fixtures, the deposit is refunded within two months following your departure, after deduction of any costs of repair, damage, loss or cleaning noted.
Yes, it is possible to occupy the premises as a couple when you stay in a SUITE STUDIO PLUS. The classic studios, on the other hand, do not welcome couples, but only occasional visitors.

It is not mandatory to have a guarantor, provided that the tenant can prove a bank guarantee issued by a bank with an establishment in France.
The residence takes care of the small maintenance (change of bulb, unblocking of washbasin, screws to tighten). On the other hand, any damage or breakage of the furniture by the tenant will be charged to him.
In case of last minute withdrawal (i.e. less than one month before moving in), only the deposit will be returned. The application fee as well as the first rent will not be refunded.

Once your application is complete, Wehouse will respond to your application within 24 hours.
Each studio is equipped with designer furniture including: A bed (dimensions 90x200cm, 120x200cm or 140x200cm depending on the type of accommodation) with its comfort mattress, a desk with storage space, one or more bookcases, a wardrobe, a chair, and a fridge/kitchenette unit (depending on the type of accommodation). The studios have multiple storage spaces, and a private bathroom/toilet. We also provide bed linen, bath linen and other necessities (ask us for the complete list of accessories)
The kitchen is equipped with 3 hotplates, a sink, a microwave, a hood, and all the necessary equipment (pan, stove).
The refrigerator and plates/cutlery will be placed in the studios concerned.

The room rate includes your water and electricity consumption. In the respect of our ecological commitments, we will warn you in case of overconsumption.
There is no minimum time to reserve your accommodation.
Each apartment has individual heating in the main room. The cost of heating is included in the room rate. In order to preserve the environment, think of the eco gestures of the daily life: -I lower the thermostat of the heating when I leave my housing or when I open the windows.-I avoid the prolonged showers. 5 minutes is ideal! -I cook by covering pots and pans to reduce heat loss.it’s 30% savings! -I respect the recommended temperatures for food preservation and adjust my appliances accordingly: +4°C for the refrigerator, -18°C for the freezer.-I turn off the water when I soap myself or brush my teeth.-I use the dual flush toilet wisely.-I use multiple outlets with an on-off button to turn off appliances on standby. I use multiple outlets with an on-off button to turn off devices that are on standby – a stereo system on standby for 4 hours consumes as much power as one that is on standby for 1 hour – I unplug my charger if it is not in use – I set my computer to energy saving mode – I turn off all lights when I leave a room – I open curtains and shutters when it is light out to avoid consuming electricity – I remember to sort my waste.

The housing tax is established in the name of the persons having the disposal of the taxable premises on January 1st of the year in question, whether as owner-occupier, tenant or free occupant. Students are therefore subject to the housing tax for the accommodation they occupy. The housing tax is paid in November.
No, the garbage tax is included in the amount of the charges.
Each dwelling must be insured against fire, explosion, theft and water damage covering the property and equipment. Tenants are also required to have liability insurance and may be required to insure their personal belongings.
The security deposit can in no way be used as a payment of rent.
The freedom of choice of accommodation is granted to future tenants according to our availability. Of course, the student who applies as early as possible before the start of the school year will have a much wider choice.
Indeed, depending on availability, it is possible to reserve an accommodation for a short period. The conditions will be communicated to you by an LH House assistant.
The guarantor must be solvent. This means that he or she must be able to prove, by proving his or her income, that he or she is able to obtain this status and assume the obligations that flow from it.
